Tenant FAQ

1. How Can I Find Your Rental Properties?

 The best way to start your search for a new home to rent would be to head over to our rental properties page. These are the properties we currently have on the market. Our site is updated frequently and includes images and details of the property. If you don’t see a property that meets your needs, don’t hesitate to give us a call at (801) 599-4836 to let us know what you’re looking for. It’s possible that we have additional properties available that we haven’t had time to put on our website yet.

Once you see a property that interests you, we suggest you drive by the home to see if you like the location, neighborhood, curb appeal, etc. Once you are interested in renting the property, contact Century 21 Everest Property Management to schedule an appointment and get a tour of the home.

 

2. What are the application criteria for tenants?

 Our tenant application criteria can be found on this page. Century 21 Everest Property Management will not accept comprehensive reusable tenant screening reports.

 

3. How long does it take to have my rental application processed?

 Generally, we are able to process rental applications within one to two business days. The time can vary depending on how fast our third-party screening company receives responses from your previous landlords, references, etc.

 

4. When Is Rent Due?

 Rent must be paid on the first of each month.

 

5. How do I get a maintenance issue taken care of?

 In order to receive fast service, please file your maintenance request using our online Maintenance Request Form. You can find the form here. Please read the instructions at the beginning of the page to determine whether your request is considered an emergency or a normal maintenance request. If your request is an emergency please call us immediately at (801) 599-4836

 

6. What is considered an emergency?

 Anything concerning the property under lease that is threatening to life, health, or the property. If there is a fire or life-threatening situation please call 911. Additional situations that would qualify as an emergency would be a flood, sewage back-ups, gas odors (make sure to call the gas company first), broken water pipes, or a tree falling on the house.

 

7. What do I do in an emergency?

Fire, Gas, or Natural Disasters call 9-1-1 first.

Emergencies include; active water flooding, fire, or anything that you believe may be dangerous to your health that cannot wait until the next business day  We provide 24-hour service in case of emergencies. If you have an EMERGENCY please give us a call at 801-599-4836.

 

8. Do I need renter’s insurance?

Although renter’s insurance is not mandatory, we highly recommend it. This will help protect your personal property.

The Landlord’s insurance policy does not provide coverage to tenants for damage to personal property, dislocation expenses, theft, tenant liability, or other types of loss.  Renter’s insurance is relatively inexpensive and easy to obtain.   We would be able to provide you with insurance carriers that provide this type coverage, at your request.

 

9. How do I notify you that I will be moving out?

Written notice of intent to move out must be given at least 30 days prior to the end of your term of lease. Please contact us at phil.blair@century21.com or give us a call at 801-599-4836 to notify us of your intent to vacate.

 

10. Can my security deposit be used to pay my last month’s rent?

No.  The security deposit is reserved to pay for any needed cleaning or damage to the property.  It cannot be disbursed before a tenant vacates the property.  If your last month’s rent is not paid, late fees will accrue according to your lease agreement.

 

11. How can I renew my lease?

As long as your landlord is offering a lease renewal, Century 21 Everest Property Management will contact you 30-60 days prior to your lease termination to notify you of the new lease terms.

12 What should I do if I’m getting a new roommate?

If there are going to be new tenants that are 18 years and older you need to notify us as soon as possible. All new occupants need to be approved before moving in. For each new applicant, they must fill out a rental application form.

We will conduct tenant screening for every new applicant as well. If the applicant’s screening results are acceptable, we will notify you and send you the documentation. The documentation will then need to be signed by the new tenant and returned to Century 21 Everest Property Management.

 

13. When do I get my Security Deposit back?

 In accordance with the Landlord-Tenant Law in Utah, your security deposit will be returned within 30 days after the tenant has moved out.

You will be provided with a complete statement of all charges, and refundable deposit amount, once vendors services have been paid.

 

14. How can I get my Security Deposit back in full?

It is Century 21 Everest Property Management objective to help you obtain your full security deposit once you have vacated the property.   To receive your full security deposit back,  the property must be left in the same or a better condition than it was at the time of your move-in (less normal wear-and-tear).

 

15. Is the application fee refundable if I am denied?

Century 21 Everest Property Management utilizes a 3rd party screening company to process all of our applications. The application fee goes helps to cover screening costs.  Therefore, the application fees are non-refundable.
